Ashley Furniture, NorthTown Mall
Ashley’s NorthTown Mall store needed a full remodel on a tight retail timeline. Breaking ground in spring 2025, we handled extensive interior demolition and reconstruction across more than 101,000 square feet, including an 80,000-square-foot showroom remodel and a 27,000-square-foot basement overlay, with custom casework and full interior and exterior painting. Delivered in under six months, coordinated with an out-of-state owner’s representative.

What size commercial projects do you take on?
Our commercial work generally runs from tenant improvements in the low six figures up through projects like the 101,000 sq ft Ashley Furniture remodel. If yours is much smaller than a full TI, our residential team is usually the better fit, and we’ll point you there.
We work design-build, CM/GC, and hard bid. We do our best work when we’re brought in during design, because that’s when the budget and the schedule actually get decided, but we bid completed drawings regularly and we’ll tell you which approach fits your project.
Can you work in an occupied building?
Yes, and a good share of our commercial work is exactly that. When a building has to keep operating, the phasing, dust and noise control, and after-hours work get planned during preconstruction rather than improvised later. We coordinate closely with your team so day-to-day operations keep moving.
How firm is your bid?
We bid fixed price, line item, with the inclusions and exclusions listed so you can see exactly where the edges are. The number holds unless you change the scope. The one exception is written into our contract: if material costs move more than 10 percent between signing and buyout, we come back to you with options instead of absorbing it quietly or surprising you on an invoice. Our proposals are good for 14 days.
Changes get handled in writing and signed before the work happens. The only exception is small stuff at $500 or less, which we can start on so a trivial item doesn’t hold up the schedule. You’ll still see it documented.
How does payment work?
A straight monthly draw schedule based on work completed. We don’t require a down payment on commercial projects. You’ll see the full schedule before you sign, not after.
What is not included in your bid?
Every proposal lists its own exclusions, but a few are standard. Design, engineering, and blueprints sit on your side, along with permits and bonds. Hazardous material testing and remediation is the owner’s responsibility if we run into asbestos or lead paint. Site items like security fencing, temporary utilities, and waste disposal are yours unless we’ve priced them in. If anything looks ambiguous, ask before you sign. We’d rather have that conversation early than argue about it in month three.
