We help shape the plans, price the work, and flag long-lead items before drawings are final. Most budget problems get solved here, at the table, not in the field.
Fixed bid, not cost-plus
You get a line-item bid with the inclusions and exclusions spelled out. The price holds unless you change the scope, or material costs jump more than 10 percent, which we’d bring to you in writing.
Schedule & selections

What kinds of residential projects do you take on?
Custom homes, additions, kitchen and bath remodels, ADUs, and whole-home renovations across Spokane and North Idaho. If your project is a small handyman-style fix, we’re probably not the right fit, and we’ll tell you honestly.
Can we live in the home during a remodel?
Usually, yes. We plan the phasing, dust and noise control, and which spaces stay usable during preconstruction rather than on the fly. For bigger whole-home projects, some families choose to move out for part of it. We’ll talk through what makes sense for yours.
How firm is your bid?
We bid fixed price, line item, with the inclusions and allowances spelled out so you can see exactly where the money goes. The number holds unless you change the scope. The one exception is written into our contract: if material costs move more than 10 percent between signing and buyout, we come back to you with options rather than absorbing it quietly or surprising you on an invoice.
How does payment work?
Most residential projects run on a draw schedule tied to milestones: a deposit to start, then progress payments as the work moves. Bank-financed builds follow a schedule built around your lender’s inspections. You’ll see the whole schedule before you sign, not after.
What is not included in your bid?
Every proposal lists its own exclusions, but a few are standard. Architectural design and engineering usually sit on your side, though we can point you to people we trust. Permits and any required testing, like for asbestos or lead in older homes, are typically the owner’s responsibility. Finish selections beyond your allowances are extra. If anything looks ambiguous, ask before you sign.
